Open Houses: 4 Steps To Get The Jump On The Competition

Open Houses: 4 Steps To Get The Jump On The Competition

You’re ready to dive into the real estate market; you’ve seen the stories about low inventory; and you know you need to move quickly. Open houses can be a great place to get a head start, by literally getting your foot in the door first!

Being prepared is the key to turning an open house visit into a home purchase. You want to find your dream home before the competition, so get an edge on the competition by planning your open house visits with the mobile app.  With the app, you can do initial research, plan your open house route, make notes on properties, and share listings with family members or friends.

As’s consumer housing specialist, I’d like to share four steps to ensure that you find a home you love and find it first.

Time your search to find the most open houses.

Most open houses take place on the weekend, so Thursday or Friday are good days to start your open house search. Helpful online and mobile resources, like the app, can help you get a jump on the competition by tapping into the largest and most accurate database of homes for sale. The majority of listings are updated every 15 minutes, not only with new properties but also scrubbed for duplicates, sold and pending, so you can rest assured that the home you’re lusting after is still available.

Explore the area you are interested in and plan your itinerary.

You have a few options when diving into your search on’s mobile app – hit the open house button to instantly see homes near you, let your fingers do the walking by drawing your search on the tablet or smartphone screen, or enter your bedroom, price, etc. parameters and check out what’s available. Then, you can map out your itinerary based on times and locations of the homes you are interested in.

Take notes and rate homes while they are still fresh in your mind.

If you wait until you get home you may find that all the homes you toured blur together. Taking notes and rating homes with the mobile app is a great way to remember what you saw while touring an open house and the features you fell in love with.  If you like a property’s location but aren’t in love with the home itself, you can always hit the Open House button on the mobile app and immediately see other open houses are near you.

Save the listings you like and set up alerts to go right to your device.

Price change notifications are another helpful tool. The app will notify you of price changes for saved listings, so you can act quickly on the latest information. You can also send listings to your agent, friends, and family to get their opinions.

Once you’ve been to a few open houses, you can get a real sense for what’s out there and if the house you want matches up with the houses that are on the market. Also make sure your finances are in order and that you are clear on what you want so you will be ready to act quickly and find the home of your dreams. Happy house hunting!
